An Energy Performance Certificate (EPC) will tell both buyers & sellers, Landlords & Tenants about property’s energy efficiency and typical costs using a points system between 0 -100 which converts to A – G (100 & A are the best) and carbon dioxide emissions (the higher the rating the less impact on the environment).
The certificate will also show various improvements that can be made, the cost of implementing and how quickly costs can be recouped through reduced spending on energy.
An EPC can only be prepared by a Domestic Energy Assessor or Home Inspector who will have been trained and licensed via a Government Scheme including security checks.
EPC’s are required for all residential property for sale or for rental and must be in place within 28 days of marketing commencing or before a sale or let is agreed. For sales & lettings it is the vendor and landlords responsibility to ensure one is in place, the Estate Agent must also show that steps have been taken to organise one
EPC’s are also required now for commercial properties. TCB Homes Ltd currently work with a company called EPCOM and via them we are able to arrange these.
